Most attached covers we build land between $18,000 and $62,000. The spread comes from size, roof profile, ceiling finish and whether the structure needs new footings. A 16 x 20 gable cover with a stained pine ceiling, four cans and a fan typically sits near $34,000 in 2026 pricing. Your written quote is fixed once you sign.
In Frisco, Plano, McKinney and Prosper, any roofed structure attached to the home requires a permit, and most freestanding structures over 120 square feet do as well. We pull it, post it, and attend the inspections. We will not build an unpermitted attached structure, because it will surface during your title work when you sell.
From signed contract to finished space, plan on 6 to 12 weeks for a covered structure and 3 to 5 weeks for hardscape or a standalone pergola. Roughly half of that window is city and HOA review, which we manage but do not control.
Yes. We prepare the elevation drawings, material samples and site plan that architectural committees in Newman Village, Starwood, Windsong, Phillips Creek and similar neighborhoods expect, and we submit the package on your behalf.
Rough-sawn western red cedar for structures. It is naturally rot and insect resistant, holds stain well through Texas UV, and stays dimensionally stable compared with pressure-treated pine. We source from a mill in Denton rather than big-box stock, which is why our beams do not arrive already twisted.
Regularly. Pool decks need particular attention to footing placement, drainage and chemical exposure on fasteners. We use stainless or hot-dip galvanized hardware near water and pitch all surfaces away from coping.
We do not lend, but we can refer you to an independent third-party home improvement lender many of our clients have used. We receive no commission or referral fee from them, so compare their terms with your own bank.
Structural framing, attachment and flashing, masonry, and drainage performance of what we installed. Appliances, motors, louver mechanisms and light fixtures carry their own manufacturer warranties, which we register for you at handover. Normal cedar checking and stain fade are maintenance items, not defects — we explain both before you sign.
In writing, the same day we find them. If we open a soffit and discover rot, you get a photo, a description and a priced option before anyone continues. No verbal change orders, ever.
We serve Frisco, Plano, McKinney, Prosper, Allen, Little Elm, The Colony, Celina, Aubrey, Lewisville, Carrollton and Fairview. Outside that radius we generally decline, because warranty response time matters more than one extra job.
Re-stain cedar every 24 to 36 months depending on exposure, rinse stone tops seasonally, and clear gutters twice a year. We leave you a one-page care sheet naming the exact stain product and color used on your build.
Absolutely. We build from other people's drawings frequently and will flag anything that conflicts with local code or with what your roof structure can carry before we price it.
