How we work
Seven steps, no surprises, and a schedule you can plan around
Most outdoor living complaints trace back to two things: a vague scope and an absent owner. This is how we remove both.

Phone call — 10 minutes
We ask what you want to do out there, roughly when, and roughly what you have set aside. If we are not the right fit on budget or scope, we say so on that call instead of burning your Saturday.

On-site consultation — 60 to 90 minutes
David walks the yard, measures, checks roof pitch and attachment points, notes sun angles, locates the gas meter, panel and irrigation, and photographs everything. You will get honest feedback on what your specific lot will and will not support.
- 03
Design and written proposal — 5 to 8 days
You receive a scaled drawing, 3D views for structures, a line-item scope, named material allowances, a fixed price and a target start window. Two rounds of revisions are included and nobody chases you about it.

Permits and HOA — 2 to 5 weeks
We prepare engineer-stamped plans where required, submit to your city, and file your HOA architectural request with the drawings they expect. You sign; we stand in the lines.

Build — per contract schedule
A named lead carpenter runs your job. Crews arrive by 8am, the site is cleaned each evening, and you get a daily photo update in a shared album. Any discovery that could change cost is raised the same day, in writing, before work continues.

Inspection and walkthrough
City inspections are scheduled and attended by us. Then we walk the finished space together and build a punch list. Final payment is not due until that list is closed and the inspection has passed.

Warranty and check-ins
Five years on workmanship, plus manufacturer coverage on appliances and hardware. We call at the six-month mark, and again after the first full summer, to check stain, sealant and drainage.
Payments
A payment schedule that keeps everyone honest
We never ask for half the job up front. Deposits cover design and material procurement only, and every draw is tied to visible completed work.
- 10% at contract signing — design, engineering and permits
- 35% at material delivery to your driveway
- 35% at structural completion, before finishes
- 20% after inspection passes and the punch list is closed
We accept check, ACH and all major cards. Card payments carry the processor's fee, disclosed on the invoice. Third-party financing is available through an independent lender; we receive no commission from it.

Fixed price
The contract number changes only if you request a change, or if a hidden condition is documented and approved by you in writing first.
Schedule credit
If we run past the contract completion date for reasons inside our control, we credit your final invoice for each business day.
5-year workmanship
Structural framing, attachment, masonry and drainage. Transferable once if you sell the home within the term.
